Before you apply to rent a home in our community, please take the time to review our rental criteria. Please note that these are our current rental criteria; nothing in these requirements shall constitute a guarantee or representation that all residents and occupants currently residing in the community have met these requirements. There may be residents and occupants who have resided in the community prior to these requirements going into effect; additionally, our ability to verify whether these requirements have been met is limited to the information we receive from credit reporting services. 

Anyone intending to reside in an apartment home that is 18 years of age or older is required to complete an application, provide the necessary documentation, and pay an application fee. Residents age 18 and over must have a current, complete, and approved application on file with the property. 

IDENTIFICATION. All applicants will be required to submit a clear copy of a valid driver’s license or passport and complete an electronic identification validation process. SYNC Residential reserves the right to ask for a secondary identification or cancel the application if it cannot properly validate an applicant's identity. Only driver’s licenses with a 2D barcode and passports with an MRZ barcode can be used. Temporary paper IDs are not accepted. 

OCCUPANCY STANDARD. The occupancy standard per apartment home is two (2) persons per bedroom, plus one (1) per apartment: 1 Bedroom – 3 People, 2 Bedroom – 5 People, 3 Bedroom – 7 People. Residents who exceed these occupancy standards during the lease term will be required to either transfer or move out upon the end of the current lease term. 

CREDIT. The approval of credit is based on a risk score. There are three possible scoring results: accept, conditional, and denied. A conditional result will require a security deposit equal to two months of rent. Scores are calculated using a mathematical analysis of information from the rental application and credit report. Unfavorable information that will negatively influence this score includes income, bill payment history, unpaid utilities, inquiries, collections, foreclosures, charge-offs, repossessions, absence of credit, rent-to-income and debt-to-income ratios, and current delinquency. Debt to a previous landlord or open bankruptcies will result in an automatic denial of the application. 

INTERNATIONAL APPLICANTS. A valid passport or any form of United States government identification with a supporting photo will be required at the time of application. A security deposit equal to two month’s rent will be required if applicants have not established credit in the United States. Proof (visa, green card, or other immigration paperwork) that applicant(s) are eligible to live and work in the United States will be required. 

INCOME.  Applicants must earn a minimum combined net income of 2 times the monthly rent.  Income must be legal and verifiable through a third-party FCRA compliant encrypted and secure service that supplies income information directly from the applicant's personal banking and financial institutions. Business bank accounts will not be accepted as proof of income. Alternative forms of proof of income (3-months of bank statements, 1-month of check stubs, 2-years of tax returns, or offer letter if about to start a new position) may be considered for income that cannot be verified through the third-party income verification service.  Any additional form of proof of income accepted must be actual documents; images and screenshots will not be accepted.

CRIMINAL HISTORY. A criminal background check will be conducted for each applicant and occupant age eighteen years or older. No applicant, resident, or occupant may have been convicted of any violent crime, sex-related crime, drug-related crime, a crime against a person, a crime involving financial fraud (including identity theft and forgery), and or any other crime if the conduct for which the applicant was convicted is of a nature that would adversely affect the property of the owner or tenant or the health, safety or right of peaceful enjoyment of the premises of residents, the owner or the owner’s agents. Violent, sex-related, and or drug-related crimes will result in an automatic rejection of the application. This includes persons who have received deferred adjudication and/or have not yet satisfied the probationary period of deferred adjudication. Discretionary approval or rejection can occur for applicants and occupants age eighteen and older with a non-violent criminal history that occurred more than five years ago. 

RENTAL HISTORY. Some credit evaluations will require verifiable rental payment history. Applications for residency will automatically be denied for the following reasons: an outstanding debt to a previous landlord, a breach of a prior lease, a prior eviction, or eviction filings. A one-time non-refundable risk fee may be required for applicants with no verifiable rental history. 

GUARANTORS. Guarantors will be accepted for applicants who do not satisfy the income or credit qualifications. Guarantors must have a verifiable credit history, meet all qualifying criteria identified in this screening policy, and must have a net monthly income of 4 times the monthly rent. Only one guarantor per apartment is permissible.  

ANIMALS. No more than two (2) pets are allowed per apartment home. Pet fees and/or deposits will be charged per pet. Only cats and dogs are allowed, and no aggressive breeds or exotic animals will be permitted. 

RESTRICTED ANIMAL/BREED LIST (Service/Companion Animals may not be subject to this list) – Included but not limited to Pit Bulls, Rottweilers, Presa Canario, German Shepherds, Huskies, Malamutes, Dobermans, Chowchows, St. Bernard’s, Great Danes, Akitas, Terriers (Staffordshire), American Bull Dog, Karelian Bear Dog, Any hybrid or mixed breed of one of the aforementioned breeds. Reptiles (snakes, iguanas, etc.), Ferrets, Skunks, Raccoons, Squirrels, Rabbits, Birds, Tarantulas, Piranhas are also restricted. 

SERVICE ANIMALS. With proper documentation, service and emotional support animals are exempt from any pet rent, pet fees, pet deposits, and breed restrictions. A reasonable accommodation request form and disability verification form will be required. 

PET PROFILE. All applicants and residents with a household pet will be required to complete a pet profile through a third-party pet screening service. A small fee of $25 per profile will be required. All applicants and residents with assistance/support animals or applicants and residents without pets will also be required to complete a profile at no charge.  

FALSIFICATION OF APPLICATION. Any falsification in an applicant’s paperwork will result in the automatic denial of the application. If an applicant(s) falsifies paperwork, the owner has the right to retain all monies paid as liquidated damages. 

FEES AND DEPOSITS. An application and administration fee must be paid at the time of application to reserve an apartment home. These fees are non-refundable. If the property requires an application deposit, this will be required at the time of application. The application deposit will be refunded if the application is denied but retained as liquidated damages if the application is canceled or withdrawn.

RENTAL RATE. The monthly rental amount quoted or listed on the application is based on the lease term, move-in date, and apartment home. Any changes to the lease term, move-in date, or apartment home may result in an adjustment to the rental rate. 


FAIR HOUSING STATEMENT. SYNC Residential is committed to compliance with all federal, state, and local fair housing laws. We do not discriminate against applicants based on race, color, age, religion, national origin, sex, familial status, disability, sexual orientation, gender identity, marital status, or any other legally protected classification or status. SYNC Residential will consider requests for reasonable accommodations based upon a disability. We will also consider requests for reasonable modification of existing premises, which may be at the expense of the person requesting the modification. 

PRIVACY POLICY FOR PERSONAL INFORMATION OF RENTAL APPLICANTS AND RESIDENTS. We are dedicated to protecting the privacy of your personal information, including your Social Security or other governmental identification numbers. We have adopted a privacy policy to help ensure that your information is kept secure. We follow all federal and state laws regarding the protection of your personal information. 

HOW INFORMATION IS COLLECTED. You will be furnishing some of your personal information (such as your Social Security or other governmental identification numbers) when you apply to rent from us. This information will be on the rental application form or other documents you have provided to us or an apartment locator service, either on paper or electronically. 

HOW AND WHEN INFORMATION IS USED. We may use this information in the process of verifying statements made on your rental application, such as your rental, credit, and employment history. We may use the information when reviewing any lease renewal. We may also use it to assist us in obtaining payment from you for any money you may owe us in the future. 

HOW THIS INFORMATION IS PROTECTED AND WHO HAS ACCESS. In our company, only authorized persons have access to your Social Security or other governmental identification numbers. We keep all documents containing this information in a secure area, accessible only by authorized persons. We limit access to electronic versions of the information to authorized persons only. 

HOW THIS INFORMATION IS DISPOSED OF. After we no longer need your Social Security or other governmental identification numbers, we will store or destroy the information in a manner that ensures that no unauthorized person will have access to it. Our disposal method may include physical destruction or obliteration of paper documents or electronic files containing such information. 

Locator services. If you found us through a locator service, please know that locator services are independent contractors and are not our employees – even though they may initially process rental applications and fill out lease forms. You should require any locator services you use to furnish you with their privacy policies, as well. 

Applications will not be considered until they have been fully executed and returned, and all applicable fees and deposits have been paid.
